Power-first land development

We secure the power before the land.

Powered land for data centers and heavy industry, built outward from the substation.

Our approach

Site. Power. Land. Community.

Four disciplines, 17 checks, one fixed order.

  1. 01 / Site identification

We screen for power first, then everything else.

Most candidates fail the first screen. That is the point.

    • Transmission within reach
    • Substation headroom
    • Water, fiber and road access
    • Clear of floodplain and wetlands
    • A path to industrial zoning
  2. 02 / Power strategy

We sit down with the utility before we sit down with the seller.

Queue position is tracked as closely as title.

    • Utility pre-application meeting
    • Capacity confirmed in writing
    • Interconnection filed, queue position held
    • Upgrade cost and schedule defined
  3. 03 / Land & entitlements

We assemble acreage around the point of interconnection.

Users get a site they can build on, not a list of open items.

    • Site control secured
    • Title, survey and easements cleared
    • Environmental review complete
    • Rezoning approved, permits in hand
  4. 04 / Community alignment

We earn the county's support before we need it.

    Commitments made early are kept.

    • County and development authority briefed
    • Neighbors and landowners engaged
    • Agreements in writing
    • Commitments tracked through delivery
Why front-end discipline wins

The grid is the bottleneck. We plan for it first.

Land rarely stops a project. Power does. Demand is arriving faster than transmission can be built, and queues run for years. A site without a path to power is a field.

So we start at the substation and work outward. By the time a site reaches a user, the hard questions are answered in writing.

Team

We know what this work takes.

We have sat on the utility's side of the table, the landowner's and the lender's.

Markets

Where load is going, and the grid can follow.

Where demand is real, utilities are building and counties want industry.

Georgia
One of the largest data center markets in the country, with a utility used to large loads.
Alabama
Large tracts near high-voltage transmission. Counties ready to compete.
Texas
ERCOT's scale and pace suit users who need power soonest.
